At our last Annual HOA Meeting, several of you expressed the desire to put a cap on the number of rental properties that are allowed in our neighborhood. Well, we did our best to see what the Board is capable of doing, but it’s bad news.
In order to amend our Bylaws to include a cap, the entire community (including representatives of the rental companies who own the rental properties) would need to be present for a special vote at which a majority vote would be required to pass such a motion to amend the Bylaws. As over half of our neighborhood is already owned by rental companies, it is unlikely that a majority vote would be secured.
Let us be clear – we have no ill-will toward our Belmont Trace renters! We hope that ALL will be involved in the HOA, both home owners AND renters. But we do know that as more renters move in, the ability of the HOA Board diminishes as it has been historically difficult to work with large rental companies concerning HOA matters. We encourage all of our renters to be in contact with their property owners in expressing their desire for proxy power and influence at HOA meetings.
